# MaPrimeRénov' 2026: Complete Guide to France's Renovation Aid

MaPrimeRénov' is France's main government grant for home energy renovation. It underwent a major structural reform in January 2025 — two distinct pathways replaced the old single-track system, some previously eligible work was removed, and a mandatory advisor requirement was introduced for comprehensive renovation projects.

If you last checked the rules in 2024 or earlier, this guide will update you on what applies in 2026.

What Is MaPrimeRénov'?

MaPrimeRénov' is administered by Anah (Agence nationale de l'habitat — France's national housing agency). Launched in 2020, it merged the former energy transition tax credit (CITE) and previous Anah subsidies into a single grant programme.

The programme targets two goals: reducing energy consumption in French homes, and eliminating "thermal sieves" — properties rated F or G on the DPE energy performance certificate, which typically have very high heating costs and poor insulation.

The Two Pathways Since January 2025

Pathway 1: Action by Action (Parcours par geste)

This pathway funds individual renovation measures — a heat pump, roof insulation, wall insulation — without requiring an overall energy improvement target. No mandatory advisor, but all work must be carried out by an RGE-certified tradesperson.

Eligible work in 2026:

  • Air-to-water or geothermal heat pumps
  • Wood pellet or log boilers
  • Wood or pellet stoves and inserts
  • Solar or thermodynamic hot water systems
  • Connection to a renewable heat network
  • Lost or converted loft insulation
  • External or internal wall insulation
  • Floor insulation
  • Double-flow mechanical ventilation (VMC double flux)
  • Energy audit (mandatory before a comprehensive renovation)

Pathway 2: Comprehensive Renovation (Parcours rénovation d'ampleur)

This pathway funds multi-measure renovation projects that achieve a minimum two-class improvement on the DPE — for example, moving from class F to D, or from E to C.

The requirements are stricter:

  • An energy audit is compulsory at the start
  • You must appoint a certified Mon Accompagnateur Rénov' (MAR) operator to manage your project
  • Work must follow the scenario recommended by the audit
  • The two-class DPE gain must be confirmed after completion

The grants are significantly higher under this pathway, and additional bonuses apply for properties that exit the thermal sieve category (F or G classes) or reach class A or B.

What Is No Longer Eligible

Since January 2025, the following are no longer funded:

  • Gas boilers (including condensing boilers)
  • Oil boilers
  • Window replacement as a standalone action (outside comprehensive renovation projects)

This aligns with France's national decarbonisation strategy under the Climate and Resilience Act.

Eligibility Conditions

The Property

  • Your primary residence (occupied at least 8 months per year)
  • Built more than 15 years ago (2 years for oil boiler replacement in specific cases)
  • Located in metropolitan France or French overseas territories
  • For comprehensive renovation pathway: must currently be rated E, F or G on the DPE (exceptions apply for D-rated homes targeting A or B)

Who Can Apply

  • Owner-occupiers
  • Landlords (under specific conditions)
  • Co-ownerships (via MaPrimeRénov' Copropriété — a separate scheme)
  • Usufruct holders

Tenants cannot apply directly. The landlord must make the application.

Income Thresholds

Households are classified into four income categories — very modest, modest, intermediate, and higher — based on their reference tax income (RFR). The thresholds vary by household size and geographic zone (Île-de-France vs. the rest of France).

The Anah publishes the exact figures on maprimerenov.gouv.fr. Use the online simulator there — it's free and gives you an immediate estimate of your category and grant amount.

Funding Rates by Income Category

The official funding rates published by Anah for 2026:

Household categoryFunding rate
Very modest income70% of eligible costs
Modest income50% of eligible costs
Intermediate income35% of eligible costs
Higher income15% of eligible costs

These rates apply up to maximum cost ceilings set per type of work. The detailed schedule (barème) is published on maprimerenov.gouv.fr.

For comprehensive renovation projects, higher rates and elevated cost ceilings apply — making the grant substantially more valuable for whole-house projects.

**Bonuses (comprehensive pathway only):**

  • Thermal sieve exit bonus: +10% if the property moves out of class F or G
  • Low-energy building bonus: +10% if the property reaches class A or B

These two bonuses can be combined.

How to Apply: Step by Step

Step 1 — Check your eligibility: Use the simulator on maprimerenov.gouv.fr. Enter your postcode, household composition, reference tax income, and planned work type. The result gives an indicative grant estimate.

**Step 2 — Energy audit** (comprehensive pathway: mandatory; action-by-action pathway: optional but useful): The audit must be carried out by a certified professional and defines the optimal renovation sequence for your home.

**Step 3 — Appoint your Mon Accompagnateur Rénov'** (comprehensive pathway only): Choose a MAR-certified operator from the list on france-renov.gouv.fr. The accompaniment fee is itself partially funded by MaPrimeRénov'. France Rénov' advisors can be reached for free on 0 808 800 700.

Step 4 — Get quotes from RGE tradespeople: Collect at least one quote (ideally two or three). Verify RGE certification at france-renov.gouv.fr before signing.

Step 5 — Submit your application before signing quotes: This is a hard rule. Submit on maprimerenov.gouv.fr first. Work started before Anah approval is not eligible. Documents you will need: last two tax notices, tradesperson quotes, energy audit report (if applicable), proof of ownership and identity.

Step 6 — Wait for Anah approval: Once your application is validated, you receive a grant approval. Only then can you sign the quotes and start work.

Step 7 — Submit invoices after completion: Upload invoices and work completion certificates to the portal. Payment is made by bank transfer, typically within a few weeks.

Combining MaPrimeRénov' with Other Grants

Energy Saving Certificates (CEE)

CEEs are issued by energy suppliers (EDF, Engie, TotalEnergies, etc.) for renovation work. They are cumulative with MaPrimeRénov'. The "Coup de pouce" bonuses for replacing fossil fuel heating are particularly significant.

Zero-Interest Eco-Loan (Éco-PTZ)

The éco-PTZ allows borrowing up to 50,000 € interest-free to finance renovation work. It can be combined with MaPrimeRénov', which can bring your out-of-pocket costs very close to zero for lower-income households.

Local Authority Grants

Many French regions, departments, and municipalities offer additional renovation aid. France Rénov' advisors know the local schemes for your area.

Reduced VAT Rate

Renovation work on homes over two years old benefits from 5.5% VAT instead of the standard 20%, provided work is carried out by a professional. This applies automatically — you don't need to apply separately.

FAQ

**Can tenants benefit from MaPrimeRénov'?**

No. MaPrimeRénov' is for property owners only. Landlords can apply on behalf of a rented property, under specific conditions. Tenants can look at the chèque énergie (energy voucher) and some local aid schemes.

**Is a Mon Accompagnateur Rénov' always required?**

Only for the comprehensive renovation pathway (minimum two-class DPE improvement). The action-by-action pathway does not require one, though you can choose to use one voluntarily.

**Can gas boiler replacement be funded in 2026?**

No. Gas boilers — including condensing models — have been removed from MaPrimeRénov' since January 2025. Only decarbonised heating systems (heat pumps, pellet boilers, wood stoves) are eligible.

**What if my home is already class D?**

Class D homes can access the comprehensive renovation pathway only if the renovation plan targets class A or B. For action-by-action work, there is no DPE class restriction.

**How long does it take to receive the grant payment?**

After submitting invoices and work certificates on the portal, payment typically arrives within a few weeks, depending on Anah's current processing load. Budget for the full upfront cost before relying on the grant.

**Is MaPrimeRénov' taxable income?**

No. MaPrimeRénov' is not considered taxable income for French tax purposes.
